ARCHIVED - A third of all property sales in the Alicante Province were to foreigners, even during lockdown
The Valencian Region had most house sales per capita in Spain during the state of alarm
During the second quarter of this year, 2.8 home sales were registered in the region for every thousand inhabitants, significantly exceeding the national average, of 1.6.
Real estate activity fell dramatically in the second quarter of this year, as a logical consequence of the state of alarm. In the Valencian Community, the figures show a decrease of 43.8% compared to the same period of the previous year, according to the Registry Statistics.
With a total of 10,389 sales of homes registered during the second quarter, of which 1,394 correspond to new homes and 8,995 to used homes, the Valencian Community ranked as the fourth autonomous region with the highest number of sales after Andalusia, Catalonia and Madrid.
All the autonomous communities registered decreases in the second quarter, while the national average points to a decrease of 39.9% in relation to the first quarter of the year and of 41.16% if compared to the same quarter of the previous year.
Alicante and Valencia, third and fourth provinces
From April to June, Alicante has been the third Spanish province in number of total sales (4,906) after Madrid and Barcelona, while Valencia appears in fourth place with 4,193 operations.
For its part, Castellón reached 1,290 operations, with a decrease of 35.4% compared to the first quarter, the lowest of the three provinces.
In the whole of Spain, 76,545 sales were registered in the second quarter, of which 14,286 corresponded to new homes and the rest (62,259) to used homes. The data was published on Monday by the College of Property Registrars.
Buying and selling of foreigners
The Valencian Community was the third region with the highest percentage of foreigners in the acquisition of homes (21.7%), only surpassed by the Balearic Islands (24.6) and the Canary Islands (24.5). It is followed by Murcia, Catalonia and Andalusia. With the national average at 10.7% (12% below the previous quarter), the percentage in the Valencian Community more than doubled the national average. Alicante is once again the leader, with 35.23% of the sale and purchase operations to foreign nationals. The province led the provincial ranking in all of Spain, ahead of Santa Cruz de Tenerife, Malaga or the Balearic Islands, more than tripling the national average.
Third lowest indebtedness
The average amount per home of the new mortgage loans contracted in Spain during the second quarter amounted to 129,806 euros, following the upward trend (up 23% compared to the previous quarter), with increases in ten communities. The Valencian Community, with an average amount of 90,400 euros (-15% compared to the previous quarter), ranks as the third region with the lowest mortgage debt after Extremadura and Murcia.
